A website for your holiday rental, with direct bookings and no commission
- Bookings
- Languages
- Speed
Booking and Airbnb take between 15% and 20% of every booking. A website of your own — fast, and in your guests' language — means the ones who come back book with you. I build it to order from Las Palmas de Gran Canaria, for rentals on every island, and it's quoted per project because no two properties are the same.
What the website includes
What a holiday rental website needs for people to actually book on it, rather than just look at it before going back to Booking.
- 01
Direct booking
quoted per projectA booking flow that comes to you, not to a platform. Nobody in the middle taking a percentage of every stay.
- 02
In your guests' language
Spanish and English from the start, with the URLs and hreflang set up the way Google asks, so each guest sees their own version. If you need German, the structure is already there; the copy comes from you or a translator.
- 03
Photos that load fast
Photos are what sell the property, and they're the heaviest thing on a website. They're optimised so the gallery loads fast on the phone of someone comparing options from the sofa.
- 04
Found by your own name
A website Google understands, so people searching for your rental by name land on your site and not on your listing on a platform.
- 05
Genuinely yours
Domain, hosting and logins in your name. Your website and your guests don't depend on whatever terms a platform decides to change.
Booking brings you the guest the first time. It shouldn't charge you for them the second.
What owners usually ask me
The questions that come up before deciding whether a website of your own is worth it.
- What does it cost?
It's quoted per project, because a single apartment and a complex with several units in three languages aren't the same job. You get a fixed number before anything starts — no hourly billing, no extras.
To see whether it pays off, work it backwards: at a 15% commission on a €700 booking, every returning guest who books on your website saves you €105.
- Do I have to leave Booking and Airbnb?
No, and I wouldn't recommend it. That's where people find you the first time. The website is there so returning guests, and people who already search for you by name, book with you directly.
- What about the regulations?
The rules for holiday rentals in the Canary Islands changed with Law 6/2025, and I cover what that means for your website in this article on direct bookings. I'm not a lawyer or an accountant: check your own situation with yours.
- Do you work with rentals outside Gran Canaria?
Yes. I'm based in Las Palmas de Gran Canaria, but I work with owners on every island. We can meet in person in Las Palmas or by video call.
- Can I change prices, copy and photos myself?
Yes, from a simple editor, and I show you how to use it when we hand it over. If you'd rather not touch it, maintenance covers those small changes.
Let's run the numbers
Tell me how many bookings you get a year and what you pay in commission, and I'll tell you whether a website of your own pays off. If it doesn't, I'll tell you that too.
